King Tide FEMA Hurricane Repair

This project at Ocean Dunes Resort involved repairing key outdoor facilities after hurricane damage. Our team restored the resort’s outdoor spaces, combining durability with a seamless coastal design.

Project Overview

Following a severe hurricane, the outdoor areas of Ocean Dunes Resort sustained significant damage, particularly to walkways, beach access points, and an outdoor shower facility. The goal of this project was to restore these essential structures to ensure safety, functionality, and an improved guest experience. Our team worked quickly to repair and rebuild the outdoor spaces while maintaining the resort’s coastal charm and accessibility.

Challenges Faced

This project faced several challenges, including the need to work within the post-hurricane environment, where debris, erosion, and structural damage were widespread. The coastal location required materials that could withstand harsh saltwater exposure, wind, and future storms. Additionally, the resort remained operational during the repair process, meaning we had to complete the project with minimal disruption to guests and residents.

Now that the building is properly protected from the ocean, we can begin with structural repairs.

Solutions & Innovations

To address these challenges, we used marine-grade materials designed to resist corrosion and wear from constant exposure to coastal elements. We reinforced the beach access stairs with heavy-duty anchors to ensure long-term stability. The outdoor walkways were rebuilt with high-quality timber that provides both durability and aesthetic appeal, and the shower facility was upgraded with weather-resistant fixtures to endure harsh conditions. Our team worked on a tight schedule, prioritizing safety and minimizing downtime for the resort’s guests.

Storm remediation typically follows a three-step process: determining the insurance scope, remediation, and remodel. When Unique Construction Concepts arrives on-site, we start by flying drones to assess the full scope of the damage. This information is compiled into a detailed report, ready for insurance adjusters. If FEMA is involved, as in this case, we handle the necessary paperwork to simplify the process for our clients, helping them navigate the complex regulations and rules. Once all approvals are in place, we transition to the remediation phase, ensuring that all repairs and rebuilds are carried out efficiently and to the highest standards.

Before and After Impact

Before our team began work, the damage to the walkways, stairs, and shower facility posed significant safety risks, with parts of the structures rendered unusable. Guests and residents had limited access to the beach and outdoor facilities, impacting their overall experience at the resort.

After the repairs, the structures were fully restored, ensuring safe and convenient access to the beach and outdoor areas. The new, reinforced materials not only provided increased durability but also enhanced the resort’s coastal aesthetic. Ocean Dunes Resort now boasts improved, resilient outdoor amenities, much to the satisfaction of both guests and management.

I started back in 2022 managing an HOA as their onsite Community Manager. Managing a 196-unit oceanfront condo complex presents many challenges, including maintenance of the common property.
